Hail, insurance claims & Colorado law

Sooner or later, most Denver-metro roofs meet a hailstorm that ends them. When that happens, the process usually runs through your homeowner’s insurance — and it pays to know how Colorado law protects you before anyone knocks on your door:

  1. You own the claim. You file with your insurer and the adjuster assesses damage. We inspect first, document everything with photos, and can meet the adjuster on your roof so legitimate damage isn’t missed.
  2. Colorado’s residential roofing law (C.R.S. § 6-22-101 et seq.) requires roofers to give you a written contract, and gives you 72 hours to cancel — including if your insurer denies the claim.
  3. No roofer may pay or waive your deductible. Under C.R.S. § 6-22-105 it is illegal for a contractor to rebate, absorb or “take care of” your deductible. Anyone offering to is telling you exactly how they do business.
  4. Beware the storm chasers. After major hail events, out-of-state crews canvass hard-hit neighborhoods, collect insurance checks, install the cheapest possible roof and vanish. Verify any contractor’s standing and history — you can check ours through Colorado DORA — and see the Colorado Division of Insurance for consumer guidance on claims.
  5. Supplement properly, never inflate. If tear-off reveals damage the adjuster couldn’t see — rotten decking, crushed vents — we document it and submit a supplement through the proper channel. Everything in writing, everything defensible.

How long does a roof replacement take?
Most single-family asphalt shingle replacements in the Denver metro take one to three days once materials are on site — tear-off, deck inspection, underlayment and installation. Larger homes, steep pitches, tile and metal systems take longer. We give you a written schedule with your estimate.
Are Class 4 impact-resistant shingles worth it in Colorado?
Usually, yes. The Front Range is one of the most hail-prone regions in the country, and Class 4 shingles are tested to resist the impacts that total ordinary roofs. Many insurers offer premium discounts for UL 2218 Class 4 roofs — ask your agent for the exact figure, and weigh it against the modest upcharge over standard architectural shingles.
Can you help with my hail insurance claim?
Yes — we document damage with photos, provide a detailed scope and estimate, and can meet your adjuster on site so nothing is missed. You file and own the claim, and per Colorado law (C.R.S. § 6-22-105) no roofer may pay, waive or rebate your deductible — anyone offering to is breaking the law.
How do I know if my roof actually has hail damage?
From the ground you might see dented gutters, downspouts or vents, or shingle granules collecting below downspouts. Real confirmation takes a roof-level inspection — bruised shingle mats, exposed fiberglass and cracked shingles. Our inspection is free, and if the roof is fine we will tell you exactly that.
How long should a roof last in Colorado?
Colorado sun and hail shorten every manufacturer’s brochure number. Realistically: 3-tab asphalt 12–18 years, architectural asphalt 18–25, Class 4 impact-resistant 20–30, concrete tile and standing-seam metal 40+. Annual inspections after big storms are what get you to the top of those ranges.
Do you replace roofs in winter?
Yes, weather permitting. Asphalt shingles seal best above roughly 40°F, so in cold months we watch the forecast and use hand-sealing where needed. Metal and repairs install year-round. If a roof is leaking, we don’t wait for spring — we stabilize it immediately.
