How we price your project
Remodeling prices vary enormously because no two homes — and no two wish lists — are the same. Rather than a vague "it depends," here is exactly how we arrive at your number:
- Free on-site consultation. We visit your home, take measurements, and look at the real conditions behind the project — the things that actually drive cost.
- Scope & selections. We help you define whatβs in and out, and the material tier you want, so the estimate reflects your project, not an average one.
- Line-item written estimate. You receive a detailed breakdown of materials and labor — you can see what each choice costs and adjust before we start.
- Fixed price you approve. You sign off on the number before any work begins. Changes only happen through written change orders you approve.

What each finish tier actually buys β named, not vague
Every estimate we produce is tagged with a finish tier, and every price in our calculators scales with it. "Budget" and "luxury" are meaningless words until someone names what's inside them — so here is what the tiers mean at BH Builders, in real products you can go look at:

| Category | Budget | Standard | Premium | Luxury |
|---|---|---|---|---|
| Cabinets | Quality stock lines (Hampton Bay, Diamond NOW) | Semi-custom (KraftMaid, Diamond, Fabuwood) | Upscale semi-custom & entry custom (Omega, Decorá) | Full custom shops, inset doors, specialty veneers |
| Countertops | Laminate / entry granite | Quartz (Silestone, Cambria entry, MSI) | Premium quartz & quartzite (Cambria, Caesarstone) | Exotic stone, marble, porcelain slab, waterfall edges |
| Faucets & fixtures | Delta, Moen core lines | Delta & Moen upgraded, Kohler | Kohler premium, Brizo, Grohe | Brizo, Waterworks, Kallista, custom finishes |
| Appliances | Frigidaire, GE, Amana | Whirlpool, LG, Samsung, KitchenAid | Bosch, Café, JennAir, Fisher & Paykel | Thermador, Wolf, Sub-Zero, Monogram |
| Tile | Ceramic field tile | Porcelain, classic subway & hex | Large-format porcelain, natural stone accents | Handmade (Zellige, Fireclay), bookmatched stone |
| Flooring | Quality LVP (Lifeproof-class) | Premium LVP (COREtec), engineered oak | Wide-plank engineered hardwood | Site-finished hardwood, specialty formats |
| Windows (additions) | Vinyl (Milgard-class) | Fibrex/composite (Andersen 100/200) | Fiberglass & clad wood (Pella, Andersen 400) | Marvin, panoramic systems (LaCantina, Western) |
| Decking | Pressure-treated pine | Cedar or entry composite (Trex Enhance) | Mid composite (Trex Select/Transcend, TimberTech) | PVC (AZEK), steel framing, glass rail |
Two things to know about how we use this table. First, tiers can be mixed — a Standard kitchen with one Premium splurge (say, the faucet you touch twenty times a day) is often the smartest money on the whole project. Second, we are brand-agnostic: nobody pays us referral fees, so the brand we spec is the one that fits your project, not a quota.
Brand price guide β what the names cost, installed
Homeowners research brands before they call a contractor, so here are honest installed planning figures for the products people ask about most. (Installed = the product plus our labor, connections and haul-away; your written estimate is exact.)
| Item | Typical brands | Installed from | Worth knowing |
|---|---|---|---|
| Appliance package (4-piece) | Frigidaire/GE β Bosch/KitchenAid β Wolf/Sub-Zero | $7,000 / $13,000 / $28,000+ | Counter-depth refrigerators transform how a kitchen looks |
| Kitchen faucet | Delta, Moen, Kohler, Brizo | $450β$2,500 | Buy the valve quality, not just the shape |
| Quartz countertops | MSI, Silestone, Cambria, Caesarstone | ~$193/sq ft | Slab-yard visits beat samples β veining is per-slab |
| Walk-in shower system | Kohler, Delta, Schluter waterproofing | from ~$14,850 | The waterproofing brand matters more than the tile brand |
| Smart toilet / washlet | TOTO Washlet, Kohler, Bio Bidet | from ~$5,100 | Needs an outlet at the toilet β we wire it during rough-in |
| Composite deck (300 sq ft) | Trex, TimberTech, AZEK | from ~$18,000 | Hidden fasteners & picture-frame borders are the premium tells |
| Windows (per opening) | Milgard, Andersen, Pella, Marvin | $800β$3,500+ | In Colorado, ask for low U-factor first, brand second |
| Panoramic door system | LaCantina, Western Window, NanaWall | from ~$27,000 | The single biggest wow in an addition |
| Mini-split heat pump | Mitsubishi, Daikin, Fujitsu | from ~$8,100 | Heats efficiently below 0Β°F β the 2026 default for additions |
| Interior door package (whole home) | TruStile, Masonite solid-core | $350β$900/door | Solid-core doors are the cheapest "expensive house" upgrade |
Smart home, AI & new gadgets β what the tech actually costs
2026 smart-home tech has crossed the line from gadget to infrastructure — and the cheapest time to install any of it is while your walls are already open for a remodel. These are the same options our calculators price, with the brands we install:
| Upgrade | Brands we install | Installed from | Why it earns its keep |
|---|---|---|---|
| Smart lighting & scenes | Lutron Caséta / RA3, Leviton | ~$2,700 | Movie night, dinner, 2 a.m. β one tap or a voice command; the highest-satisfaction tech per dollar |
| AI voice control hub | Amazon Alexa, Google Home, Apple HomeKit / Matter | ~$1,825 | Ties lighting, climate, locks and music into one assistant β we set up the routines before we leave |
| Smart appliance package | Samsung Bespoke AI, LG ThinQ, GE Profile | ~$6,075 upgrade | Ovens that watch the roast, fridges that see their shelves β 2026's AI is genuinely useful in the kitchen |
| Leak detection + auto shutoff | Moen Flo, Phyn | ~$1,350 | Kills the water main the moment a line fails β insurers increasingly discount for it |
| Touchless / smart faucet | Moen Smart Faucet, Delta VoiceIQ, Kohler | ~$1,485 | "Dispense two cups" while both hands hold the bowl |
| Heated floors | Schluter DITRA-HEAT, WarmlyYours | ~$41/sq ft | The luxury people rank first after living with it β smart-thermostat scheduled |
| Smart mirror & bath tech | LED anti-fog mirrors, Bluetooth vent fans (Broan, Homewerks) | ~$1,485β$2,025 | The spa-bathroom layer |
| Whole-home audio | Sonos architectural, in-ceiling wired | ~$4,050 | Wired during the remodel = no speakers on shelves ever |
| Smart thermostat / zoning | Ecobee, Nest | ~$1,015 | Pays for itself; required brain for heat-pump systems |
| EV-ready circuit / charger | Emporia, ChargePoint, Tesla Universal | ~$2,000 with charger | Trenchless while walls are open; panel capacity checked first |
| Security & cameras | Ring, Nest, UniFi Protect | ~$1,500β$4,000 | Wired PoE during construction beats battery cams forever |
| Mesh networking (wired backhaul) | eero, UniFi | ~$1,200β$2,800 | The invisible upgrade every other smart device depends on |
2026 design trends β and what each one costs to have
Trends are just decisions with a price tag. The ones defining 2026 Denver remodels, with honest cost impact:
| Trend | What it is | Cost impact |
|---|---|---|
| Warm neutrals & wood tones | Cream/mushroom palettes, white oak everywhere | Neutral β a choice, not an upcharge |
| Two-tone kitchens | Contrast island or lower cabinets | +$0β1,500 (finish logistics) |
| Full-height backsplash | Counter material or slab tile to the uppers | +$1,500β5,000 by material |
| Fluted & reeded texture | Island backs, vanity fronts, feature walls | +$800β3,000 per element |
| Curbless spa shower | Zero-entry, linear drain, bench & niche | from ~$19,600 (bath calculator prices it) |
| Panoramic indoor-outdoor wall | Folding/sliding glass to a deck | from ~$27,000 + deck |
| The working pantry | Concealed back-kitchen / appliance garage | +$4,000β12,000 by size |
| Statement stone island | Veined quartzite/porcelain, waterfall ends | +$3,000β10,000 over standard quartz |
| Income suite / ADU conversion | Basement rental unit with private entry | from ~$35,100 bundle (basement calculator) |
| Hidden bookcase door | Yes, really | ~$4,725 β nobody has ever regretted it |
Where the money actually goes, service by service
Every project type has its own cost anatomy — the line that quietly eats a third of the budget. Knowing yours before you start is how you steer the spend:

- Kitchens: cabinets are king β commonly 30β40% of the project β followed by appliances and counters. Labor concentrates in plumbing/electrical relocation and tile. That's why refacing and keeping the sink where it lives are the two biggest savers.
- Bathrooms: the wet area rules. Waterproofing + tile labor make the shower the most expensive few square feet in your house β a curbless spa shower can be half the project. Fixtures are jewelry by comparison.
- Basements: it's the invisible middle β framing, insulation, drywall, electrical spread across hundreds of feet (~$85/sq ft at our standard tier). Specialty rooms (theater, cellar, gym) stack as packages on top; that's exactly how our Dream Basement Builder prices it.
- Additions: structure and envelope β foundation, framing, roof tie-in and windows β take roughly half before a single interior finish. Soft costs (design, engineering, permits) run ~10β12% and are the most commonly "forgotten" line in competitor bids. Our phase-by-phase calculator shows all eight sequences.
- Whole-home: kitchens and baths absorb half the budget between them; systems (panel, plumbing, HVAC) are the sleeper line that separates a real renovation from a cosmetic one.
- Decks: material choice swings the number more than size β the framing underneath costs the same whether you deck it in pine or AZEK, which is why composite's premium looks smaller the bigger the deck gets.
What affects your price
Two kitchens the same size can differ by tens of thousands of dollars. These are the factors that move the number most:

- Scope of change. A same-footprint refresh costs far less than moving walls, plumbing or gas.
- Material tier. Stock vs. custom cabinets, laminate vs. quartz, wood vs. composite — finishes are where budgets stretch or shrink.
- Structural work. Removing load-bearing walls, new foundations and second-story loads add engineering and labor.
- Systems. Upgrading electrical panels, plumbing, HVAC or adding a bathroom below grade adds cost.
- Site conditions. Older homes hide surprises — outdated wiring, failed waterproofing, or code items that must be brought current.
- Permits & inspections. Required for most projects; we include them so there are no surprise fees.
- Finish level & complexity. Intricate tile, custom millwork and high-end fixtures raise both material and labor cost.
How to compare contractor bids apples-to-apples
When three bids for the "same" project span $40k to $70k, the numbers usually aren't measuring the same job. Before you celebrate the low one, check what it's quietly missing:

| Check | What a complete bid shows | The low-bid trick |
|---|---|---|
| Permits | Included, filed by the contractor | "By owner" or absent β you inherit the liability |
| Allowances | Realistic named figures (tile $X/sq ft, fixtures $Y) | Lowball allowances that guarantee overages later |
| Demolition & disposal | Line-itemed with haul-away | Vague or excluded β hello, surprise dumpster bill |
| Waterproofing spec | Named system (e.g., Schluter, bonded membrane) | "Standard shower prep" β the words before a 5-year failure |
| Change-order policy | Written pricing & sign-off process | Silence β the profit is planned for mid-project |
| Payment schedule | Milestone-tied, small final payment at walkthrough | Half up front, vague milestones |
| Insurance & license | Offered without being asked | "We can get you that" β check DORA yourself |
Our estimates are built to survive this checklist — that's the practical meaning of "no surprises." Bring us a competing bid and we'll walk you through the differences line by line, including the places where the other bid is legitimately better. It happens; we'd rather you know.
Ten ways to trim a remodel budget β without cheapening the result
There's a right way and a wrong way to save money on a remodel. The wrong way cuts what you can't see (waterproofing, wiring, prep) and sends the bill to future-you. The right way makes smart trades on what you can see. Our ten favorites:
- Keep the layout. The moment plumbing, gas or walls move, cost jumps. A same-footprint remodel buys the most transformation per dollar.
- Reface instead of replace when cabinet boxes are sound β the look of new for roughly half the cabinet line.
- Mix your tiers. Standard everywhere, Premium on the two things you touch daily (faucet, hardware). Nobody can tell; you can.
- Choose quartz patterns over exotic slabs. Today's printed quartz mimics $200/sq ft stone convincingly at half the price.
- Big-format tile, simple layout. Labor follows tile count and pattern complexity β large tiles laid straight cost meaningfully less than mosaics and herringbone.
- Spend on lighting, save on decor. A $2,700 lighting plan upgrades every other surface in the room for free.
- Standard-size everything. Custom-size windows, doors and inserts carry 30β50% premiums. Design to stock dimensions where it doesn't hurt.
- Phase the wants, build the needs. Rough-in the future bath now ($3,375) and finish it in two years β infrastructure while walls are open, finishes when budget returns.
- One mobilization. Bundling the hall bath into the kitchen project shares demo, dumpsters, permits and our setup β two projects for less than two prices.
- Decide early, change never. Mid-project changes carry change-order pricing and schedule cost. The cheapest decision is the one made before demolition.
Whatβs included in our pricing
Our estimates are meant to be the number you actually pay. A BH Builders estimate includes:
- Design and planning support, and a fixed written scope.
- All labor across the trades we self-manage and coordinate.
- Materials at the tier you select, itemized so you can adjust.
- Permits and inspection coordination with your local jurisdiction.
- Site protection, dust containment and daily cleanup.
- Our workmanship guarantee on the finished work.
Payments & financing
We keep payments simple and tied to progress, so you are never paying far ahead of the work:
- Deposit to reserve your spot on the schedule and order materials.
- Progress payments at agreed milestones as the project moves through its phases.
- Final payment only after the final walkthrough, when every punch-list item is closed.
Many homeowners finance larger remodels through a home-equity line of credit (HELOC), a renovation loan, or a contractor-financing partner — weβre happy to point you toward reputable options during your estimate. Certain efficiency upgrades may also qualify for rebates or the federal energy-efficient home improvement credit.
| Milestone | Typical share | What's been delivered by then |
|---|---|---|
| Signing / scheduling deposit | 10β20% | Your slot reserved, materials ordered, permits filed |
| Demolition & rough-in complete | 25β30% | Old space out, new plumbing/electrical in & inspected |
| Cabinets / tile / major installs set | 25β30% | The space visibly transformed |
| Finishes complete | 20β25% | Flooring, paint, fixtures & hardware done |
| Final walkthrough | 5β10% | Every punch-list item closed β you approve before paying |
Exact milestones and shares are written into your agreement per project β the principle never changes: payments follow delivered work.
Rebates & tax credits worth checking before you remodel
A surprising amount of remodel tech qualifies for money back — especially the efficiency layer. We flag these during your estimate, but the short list:
- Federal Energy Efficient Home Improvement Credit (25C): a tax credit for qualifying heat pumps, insulation & air sealing, and efficient windows/doors β heat-pump systems (like the mini-splits we install in additions) are the headline item. Confirm current-year limits with your tax professional.
- ENERGY STAR rebates: the Rebate Finder lists live offers by ZIP for appliances, water heaters and smart thermostats.
- Xcel Energy rebates: Colorado's utility runs rebates on heat pumps, smart thermostats and insulation that stack with federal credits.
- Insurance discounts: leak-detection systems with auto-shutoff (Moen Flo, Phyn) earn premium discounts from several insurers β ask yours.
We don't inflate estimates around incentives — the price is the price — but we'll make sure the paperwork trail (model numbers, invoices) is clean so you can claim what you're owed.
When to remodel β timing, seasons & lead times
Timing doesn't change our rates, but it changes your experience and your calendar. What actually matters:
- Interior projects are season-proof. Kitchens, baths and basements build beautifully in a Colorado winter β and winter/early-spring calendars book easier than the post-tax-refund spring rush.
- Additions & decks want the ground. Foundations and footings prefer thawed soil, so exterior projects designed in winter break ground first in spring β the design-and-permit phase (3β6 weeks) is the perfect cold-month work.
- Lead times are the real schedule. Semi-custom cabinets run 4β8 weeks, custom 8β14; specialty windows and panoramic doors 6β12. We order at contract signing so the clock runs during permits, not after demo.
- The best time is before the failure. Remodeling a failing shower on your schedule costs a fraction of remediating the rotted subfloor on its schedule. If you've seen the warning signs, the cheap month is this one.
Why we quote ranges, not one-size prices
Some companies advertise a single low "kitchen remodel" price to get the phone to ring, then the number climbs once the real scope is known. We would rather be honest up front: a range tells you where most projects land, and the free on-site estimate turns that range into an exact, fixed price for your home. No bait, no moving target — the price you approve is the price you pay, changed only by work you request in writing.
The bottom line on pricing at BH Builders: we publish our starting points, we name the brands behind our tiers, our calculators show the math line by line, and the estimate you sign is the number you pay. Premium craft has a real cost — laser-leveled cabinets, Schluter-grade waterproofing, permits on every job, and one accountable person answering your calls aren't free — but it should never have a mysterious cost. If any number on this page raises a question, call (720) 980-3913 and ask; straight answers are the cheapest thing we sell.
